SET OUT

Once all documentation has been gathered, council approval has been obtained and building permits have been issued, the next step in a construction project is 'Set Out'.

SET OUT is in fact the first stage of construction on site. Set out is the laying out of the building plan onto the ground. Pegs and string lines are used by the surveyor to mark out the dimensions of the building. Setting out is a fairly quick exercise in the scale of things, but obviously it has to be done with great care if a mistake were made at set out it could be highly costly both in time and money.


When setting out it is not unusual to find that existing fences are not accurately situated on the boundary lines. At Novo Homes we choose to work with a highly experienced professional land surveyor when completing set out. Working with established professionals minimizes potential problems and ensures and precision job is done.

Obtaining A Building Permit

Obtaining a building permit requires allot of preparation.

The following documentation is required:-
  • 3 copies of Title and plan of subdivision
  • 3 copies of Town planning Permit with Endorsed Drawings
  • 3 Copies of Architectural Drawings and Specifications
  • 3 Copies Energy Efficiency Reports
  • Soil Report
  • Engineers Structural computations, drawings and approved forms
  • Builders Warranty Insurance
  • A Certificate of Consent from the Council
  • Council Property Information
  • Stormwater Legal Point of Discharge obtained from Council

    The legal point of discharge is a point specified by Council where stormwater from a property must be discharged. The legal point of discharge is usually Council's stormwater drain, where available, or street kerb and channel.
  • A Sewer plan
  • A copy of the building over easement consent
  • and finally a BAL Assessment Report
ALL this documentation must be prepared before a building permit can be applied for.
